And it has drainage or a sump pump if water ever pools down there. A quote that lists only a vapor barrier is a different and much cheaper job, even if the salesperson uses the word encapsulation.
Why the vents get sealed
Building codes before about 2000 required open vents in crawl space walls. The thinking has reversed. Open vents let humid summer air in, and that air leaves its moisture on the cool surfaces under your house. Sealing them costs $300 to $800 and is a large part of why the system works.

Angi, HomeAdvisor and several contractor sites all report the same $5,500 average. Their ranges differ, from $1,500 at the low end to $15,000 at the top. The low end is small spaces and barrier only jobs. The top is large, wet, low crawl spaces that need repairs first.

- Count the four parts. Liner on floor and walls, sealed vents, dehumidifier, drainage if needed. If one is missing, ask why.
- Ask the liner thickness. Most professional installers recommend 20 mil or more.
- Divide by your square feet. $3 to $7 per square foot is normal. Over $10 needs a reason, such as mold or structural repair.
- Get one national and two local quotes. The spread between them tells you what the brand name is costing you.
- Ask who services the dehumidifier. It has a filter and a drain line that need attention every year.
Ways to pay less
- Seal the vents in the same job. It is cheap when the crew is already there and costly as a return visit.
- Clear the space yourself. Removing stored junk and old debris before the crew arrives cuts labor time.
- Fix water outside first. Gutters, downspouts and grading reduce how much drainage the crawl space needs.
- Do not pay for mold treatment you cannot see. Ask for photos of what they found before you approve it.
