Procore costs about $10,000 to $60,000 a year
Procore is project management software for builders and contractors. It does not publish prices. Instead it charges based on your annual construction volume, the total value of work you run through it. Most contractors report paying about $10,000 to $60,000 a year, with users included. Big builders pay far more.

What Procore costs by company size
| $10M to $50M of work a year | About $15,000 to $30,000 a year. |
|---|---|
| $50M to $200M of work a year | About $30,000 to $80,000 a year. |
| $250M and up | About $100,000 to $600,000 or more a year. |
| One module | About $2,400 to $12,000 a year. |
| Setup | About $10,000 to $30,000 in the first year. |
What pushes a quote up
| Construction volume | The bigger your yearly work, the bigger the bill. |
|---|---|
| Modules | Project management, financials and safety are sold separately. |
| Renewal | Rises of 5 to 14 percent a year are reported. |
| Setup | Training and data moves add to year one. |
| Term | Multi year contracts are common. |
Your bill grows with your business
Procore charges a share of your construction volume, reported at roughly 0.1 to 0.2 percent of hard costs. So as you win more work, the software costs more, even with the same team. One builder doing about $55 million of work a year reported paying about $55,000.
Ask how volume is counted before you sign. Is it the value of every project, or only active ones? Is it set once a year, or checked mid contract? A clear rule protects you from a surprise bill in a big year.
Why the price is hidden
Software sold this way is priced by the sales team, not by a price list. The rep learns your size, your budget and how badly you need it, then builds a quote. Two companies the same size often pay different amounts for the same product. That is why the numbers on this page come from buyers and analysts, not from the vendor.
How to judge the quote in your hand
- Ask how your construction volume is counted, and when it is checked.
- Ask for the all in number: licence, setup, training and support for year one.
- Ask what renewal looks like in year two and three, in writing.
- Get a second quote from a rival and say so on the call.
- Buy at quarter end, when reps chase targets.
- Cut seats and modules you will not use in the first 90 days.
Ways to pay less
- Start with project management only. Add financials and safety later.
- Pay yearly if the discount is real, not just a rounding of the monthly price.
- Start on the lowest tier and upgrade when you hit a wall.
- Ask for the setup fee to be waived or split over the year.
- Check the free trial or demo before you sign anything.
Before you decide
Procore suits builders with many projects and many outside parties, such as owners, architects and subcontractors, who all need access. Unlimited users makes that easy. A small shop running a few jobs at a time may not use enough of it to justify the price.
Renewals are the other watch point. Rises of 10 to 14 percent are reported. Ask for a cap before you sign a multi year deal, and review which modules you actually used before each renewal.
One last point: ask for a free trial project. Setting up one real job before you sign shows how long your team takes to learn it, which can be 3 to 6 months.
