Two price increases in one year: what they mean for your quote
A St. Louis roofer published the distributor letters: GAF, Owens Corning and CertainTeed raised shingle and accessory prices 6 to 10 percent effective June 1, 2026, after a first round of 4 to 8 percent in April. CertainTeed added a separate freight surcharge in May. RoofVista, which tracks roofing prices, puts the national average replacement at $20,500 to $21,500 after the April increases. A Florida roofer estimates most homeowners pay 15 to 25 percent more in 2026 than in 2024.
That is why the averages on this page disagree. Angi's $9,500 average includes many small, simple roofs. The newer numbers reflect a full 2026 tear off at current material prices. If your roof is average size and pitch, plan for $10,000 to $15,000 in asphalt, and more if you have a big or steep roof.
What a square is
Roofers price by the square, which is 100 square feet of roof. The roof is larger than the house footprint because of the pitch and the overhang. A 1,700 square foot roof is 17 squares. Ask every roofer for the number of squares and the price per square, and compare those two numbers.

If storm damage caused the need for a new roof, your policy may pay part of it. Get the adjuster's report before you sign with a roofer.
Why this costs more in 2026
Asphalt shingles are made from petroleum. GAF, Owens Corning and CertainTeed announced 6 to 10 percent increases on June 1, 2026, after a 4 to 8 percent round in April.
The short version is oil. Diesel passed $6 a gallon on the AAA national average for the first time on September 11, 2026. A year earlier it was about $3.70 (CBS 8 reporting AAA). That lands in trip charges, deliveries and anything made from petroleum. In March 2026, construction input prices were up 4.8 percent on the year, the biggest annual gain since January 2023, according to Associated Builders and Contractors, and the Associated General Contractors measured a 37.8 percent one month jump in diesel, the largest since 1990 (Roofing Contractor, April 2026). Quotes are being held open for shorter periods this year, so ask for the expiry date in writing.
How to judge the quote in your hand
- Get the squares and the price per square. It is the only fair way to compare roofers.
- Ask the decking price. Per sheet, in writing, before the old roof comes off.
- Check what is included. Tear off, underlayment, drip edge, flashing, ridge vent, disposal and permit.
- Ask how long the price holds. With two increases this year, a quote may expire fast.
- Check the warranty. The shingle warranty and the workmanship warranty are separate.
Ways to pay less
- Book in the off season. Late fall and winter are slower in many areas.
- Choose architectural over premium lines. Most homes do not need the top shingle.
- Replace before leaks start. Leaks turn a roof job into a drywall and decking job.
- Get three quotes. And check each roofer's license and insurance.
