Basement waterproofing costs $2,500 to $8,200 for most homes in 2026
The average job is about $5,200. An interior drain with a sump pump runs $3,000 to $10,000. Digging up the outside of the foundation to add a membrane and drainage runs $8,000 to $25,000. The method decides the price far more than the size of the basement does.

Cost by method
| Sealant or waterproof coating | $2 to $10 per square foot with labor. A cheap first step for damp walls. It does not stop water that is under pressure. |
|---|---|
| Sump pump installation | $600 to $2,500, depending on the pump and how hard the pit is to dig. |
| Interior drain with sump pump | $3,000 to $10,000 for a typical basement. Contractors price the drain at about $50 to $100 per linear foot of wall. |
| Exterior membrane and drainage | $8,000 to $25,000. The crew digs down to the footing, coats the wall and adds a drain. It stops water at the source. |
| Whole basement by floor area | $3 to $10 per square foot across methods. A 1,000 square foot basement lands at $3,000 to $10,000. |
| Permits | $150 to $500 where the city requires one. |
| Water damage repairs | $1,360 to $6,290 if walls or floors are already damaged. |
| Mold remediation | $500 to $3,500 if mold has started. |
What pushes a quote up
| Inside or outside | This one choice can move the bill by $1,500 to $20,000. Interior systems manage the water after it comes in. Exterior systems keep it out, but someone has to dig up the yard. |
|---|---|
| Linear feet of wall | Drain systems are priced by the length of wall they run along, not by the floor area. A quote for two walls is not the same job as a quote for four. |
| Foundation and soil | Block walls, stone foundations and heavy clay soil all add labor. |
| How bad it is | Damp walls need a sealant. Standing water after every storm needs drains and a pump. Water pushing up through the floor needs the full system. |
| What is already damaged | Wet drywall, ruined flooring and mold are separate line items. Ask if they are in the quote. |
Basement waterproofing cost by region
| Lower cost states | $2,000 to $6,600. Alabama, Arkansas, Indiana, Iowa, Kansas, Kentucky, Mississippi, Missouri, Oklahoma, Tennessee, West Virginia and most rural areas. |
|---|---|
| Average cost states | $2,500 to $8,200. Arizona, Florida, Georgia, Michigan, North Carolina, Ohio, Pennsylvania, Texas, Virginia and most mid size cities. |
| Higher cost states | $3,200 to $10,700. California, Connecticut, Hawaii, Massachusetts, New Jersey, New York, Washington, plus big metros such as Chicago, Denver and Washington DC. |
These rows are our estimate. We took the typical national range and adjusted it for local labor costs, which run about 20 percent lower in the cheapest states and about 30 percent higher in the dearest ones. Basements are most common in the Northeast and Midwest, so those states have the most contractors and the most price competition.
Why the big cost guides disagree by $10,000
Look up this job on five sites and you will see five different answers. Angi reports a typical range of $2,461 to $8,201 with an average of $5,240. Fixr says $3,000 to $10,000 with an average near $5,000. Modernize and The Basement Guide both land close to $5,000 as well. Then HomeGuide says $6,000 to $18,000, and This Old House puts a 1,000 square foot basement at about $13,640.
They are not counting the same job. The lower numbers include many single fixes: a sealed wall, one sump pump, one length of drain. The higher numbers describe a full system where several methods are combined, which is what most wet basements end up needing. HomeGuide says as much: most projects mix interior and exterior work.
What a real contractor reports
Acculevel, a foundation company that has waterproofed basements since 1996, published its own average for the last twelve months: $5,700 to $7,100. That is a useful anchor. It sits above the averages on the big lead sites and below the scary numbers. If your quote for an interior drain and pump is in that band, it is normal.
The part that wears out
The drain pipe and gravel last for decades. The sump pump does not. Plan on $500 to $1,500 to replace the pump every 7 to 10 years, and $100 to $300 for a new backup battery every 3 to 5 years. A quote that skips the battery backup looks cheaper today and fails in the first storm that knocks the power out.
How to judge the quote in your hand
- Find the water source first. The right fix depends on where the water comes from, not on the budget. A quote that does not name the source is a guess.
- Check the unit. Ask how many linear feet of drain are in the price. Compare quotes on the same footage.
- Ask what happens when the power goes out. A pump with no battery backup stops in the same storm that floods you.
- Read the warranty. Ask how long it runs, whether it covers the pump, and whether it transfers to a buyer if you sell.
- Ask what is left out. Drywall, flooring, mold work and permits are often extra.
Ways to pay less
- Fix grading and gutters first. Sloping soil away from the house and extending the downspouts often ends minor water problems for under $500.
- Get three quotes on the same scope. Make each company price the same walls and the same pump.
- Do not buy exterior work for a damp wall. Match the method to the problem. Interior systems cost less because nobody digs.
- Act before mold does. Mold can start within 24 to 48 hours of a leak, and remediation adds $500 to $3,500.

How much does it cost to waterproof a basement?
$2,500 to $8,200 for most homes in 2026, with an average near $5,200. Interior drain systems run $3,000 to $10,000. Exterior excavation and membrane work runs $8,000 to $25,000.
Is interior or exterior waterproofing cheaper?
Interior is cheaper because it skips excavation. It manages water after it enters. Exterior work costs more but stops water before it reaches the wall.
How much does basement waterproofing cost per square foot?
About $3 to $10 per square foot across methods. Many contractors price drains by the linear foot instead, at about $50 to $100 per foot.
Can I waterproof a basement myself?
You can seal small cracks, paint on a masonry sealer, fix the grading and extend downspouts. Drain systems and exterior membranes are contractor work.
Does waterproofing add value to a house?
One 2026 guide puts the resale return at about 30 percent of the cost. The larger value is avoiding a sale where a wet basement is used to push the price down.
