Mud or foam: what the extra money buys
Both methods do the same thing. The crew drills holes in the sunken slab, pumps material underneath and the slab rises back to level. The difference is what goes in the hole.
Mudjacking pumps a slurry of cement, sand, soil and water. It is the oldest method and the cheapest. The slurry is heavy, about 100 to 150 pounds per cubic foot, and that weight sits on the same weak soil that let the slab sink the first time. The holes are one to two inches wide and you will see the patches. Results last about 5 to 10 years.
Foam pumps in a two part polyurethane that expands and hardens. It weighs 2 to 4 pounds per cubic foot. The holes are about five eighths of an inch, close to the size of a dime. It cures in about 15 minutes, so you can drive on it the same day. Results last 10 to 15 years or more. The foam itself is the costly part: material cost alone pushes foam 20 to 50 percent above other methods.
A rule of thumb
Angi calls foam overkill for sidewalks and patios, and a strong choice for driveways and anything structural. That matches how the prices work. On a small walkway you will hit the $300 to $700 minimum charge with either method, so the gap is small. On a big driveway the gap can be thousands of dollars, and so can the difference in how long the fix lasts.
When to replace instead
New concrete costs $6 to $15 per square foot, and replacing a full slab runs $2,000 to $10,000. If the slab is badly cracked or crumbling, leveling only gives you a level broken slab. If the slab is sound and has simply sunk, leveling is the cheaper job by a wide margin. Either way, the fix lasts only if the cause is dealt with: a downspout dumping water beside the slab, soil washing out, or soil that was never packed down.
How to judge the quote in your hand
- Ask which material they use. Mud, stone slurry and foam are three different products at three different prices.
- Divide the price by the square feet. Check it against the ranges above, and remember the minimum charge on small jobs.
- Ask what caused the sinking and whether the quote deals with it. If water is still washing under the slab, it will sink again.
- Ask about the warranty. One year is thin. Several years is common with foam.
- Ask about hole size and patching. On a front walkway, looks matter.
Ways to pay less
- Do all your slabs in one visit. One trip means one minimum charge.
- Fix the water first. Extend the downspouts and fill gaps along the slab edge, or you will pay for this twice.
- Pick mudjacking for small, plain slabs. A patio or side walkway rarely needs foam.
- Compare against replacement. If a quote nears $6 to $15 per square foot, new concrete may be the better buy.
