What Yardi posts, and what it leaves out

Breeze has no setup, training, or support fees per one source. Voyager setup runs 40 to 80 percent of year one cost. Links to other systems can cost $5,000 to $25,000 or more each.
How the quote gets made
Yardi does not publish prices. A rep works out your size, what you need and how soon, then prices the deal to match. Discounts depend on timing and on whether you are talking to a rival. The numbers on this page are what buyers and analysts report paying, not a list price.
Pricing is per unit, per month, so the main levers in the quote are the tier you pick and the setup fee, not the headcount.
How to judge the quote in your hand
- Ask for 10 to 25 percent off the first quote.
- Ask for a lower rate on a 3 to 5 year term (10 to 15 percent less).
- Ask for the all in number: licence, setup, training and support for year one.
- Ask what renewal looks like in year two and three, in writing.
- Get a second quote from a rival and say so on the call.
- Buy at quarter end, when reps chase targets.
- Cut seats and modules you will not use in the first 90 days.
Ways to pay less
- Check the monthly minimum for small portfolios.
- Ask for each add-on to be priced alone.
- Ask for a cap on renewal rises.
- Pay yearly if the discount is real, not just a rounding of the monthly price.
- Start on the lowest tier and upgrade when you hit a wall.
- Ask for the setup fee to be waived or split over the year.
- Check the free trial or demo before you sign anything.
